Why is Kolasin such an attractive tourist destination now?

In this article, we summarize all information about Kolasin, Montenegro and its possibilities for vacation and long-term stay—where to live, what to do, and what to eat. We also describe the future development of this touristic center and suggest how to profit from it to the maximum.

Detailed guide of Kolasin

This small town is unknown to most tourists who come to Montenegro to sunbathe on splendid beaches in Kotor Bay and on the Adriatic Sea. However, even though the town population is less than 3000 people, Kolasin (which should be pronounced as Kolashin) has become one of the year-round mountain tourism centers in Montenegro. It stands on the list for popularity after Zabljak and has its advantages, which we will highlight in this article. It offers wild nature, many hiking trails, a ski resort, a botanical garden, and many other wonders for your vacation and a long-term stay. In winter, Kolasin, with 45 km of slopes ranging in elevation from 1.420 to 2.072 m, becomes the main attraction for skiing and snowboarding.

Where is Kolasin?

Kolasin is located in the northern part of Montenegro and is the center of the Kolasin municipality. It is situated at an altitude of 950 meters above sea level. Kolasin is on the road from Serbia and Bosnia and Herzegovina to the Montenegro capital, Podgorica. The town is surrounded by the Bjelasica and Komovi mountains, besides the Tara River, which is part of Biogradska Gora National Park.

There are several ways you can get to the town. For international flights, you need to use Podgorica airport, which is the closest (60 km away on the A1 motorway road). If you prefer a railway, Kolasin has a railway station from Belgrade – Bar railway. Moreover, the town is available for buses, taxis, and cars. The car for rent is available in the main tourist centers (Budva, Tivat, Kotor, Herceg Novi), as well as in two international airports (Tivat and Podgorica). You can combine the mountain time with hot summer days on the seaside, as Montenegro is a small country. The distance from Budva to Kolasin is 124 km, from Tivat to Kolasin is 148 km, from Herceg Novi to Kolasin – is 199 km, and from Kotor to Kolasin – is 145 km. For tourists who prefer to ski in several locations, the road R18 connects Zabljak with Kolasin (84 km).

What to see in Kolasin

We can’t make a huge list of activities and sights in the city, and we have to admit that the most wonderful tourist attractions are located outside Kolasin. Our top list is below:

  • Kolasin center (Centar). The city center represents a large square with a park and a fountain. Around the fountain, the pavement is made of old railway sleepers. Not so long ago, in the upper square in the city center, you might see the old Turkish town, but it was rebuilt by Montenegrin people to become a traditional European center. In the Lower Square is the status of Fallen Fighters, which is a memorial for Partisan soldiers. Around the square are one-storied houses built in traditional Montenegrin mountain architecture. The town hall (which is also a cultural center), which is made in an abstract style, is located nearby. On the streets, you may find busts and monuments to famous people from Kolasin. From the town center, you can walk on the main street – “Siberian Street”- which has linden trees and flowers in summer; there are many cafés with terraces. In summer, you can visit the summer tango festival (Tango Camp) with thousands of participants from more than 30 countries, which lasts for 20 days.
  • Botanicka Basta Dulovine (Botanical Garden). Suppose you wish to see all plant species from Biogradska Gora and Durmitor National Parks, especially flowers, in one place. In that case, you need to go to the first botanical garden in Montenegro (which was formed in the early 1990s). The admission fee is only 1 Euro. It is located within a 20-minute walk from Kolasin city center to the end of the town. It collects about 400 plant species, 120 of which are endemic. As a privately owned Vincek family botanical garden, the working time can change during the year. Do not expect much from this place, but it is definitely worth visiting.
  • Biogradska Gora. This forest and national park is included in the UNESCO World Network of Biosphere Reserves. Durmitor National Park has six glacial lakes, mountain slopes, tops over 2000 m, and beautiful untouched forests. More than 150 species of birds, ten species of mammals, and 220 species of plants live there. It occupies the territory of three municipalities and is located between the Tara and Lin Rivers. It is the smallest in Montenegro and covers 54 km2 area. Most of the glacial lakes are located higher than 1.820 m, which makes them not easy to achieve, while the Biogradsko Jezero (Lake) (1.094 m) is located at the entrance of the park. From the entrance, you can also take a ride on an open train on a 3.5 km track to the lake. You can come to the lake by car. The Park is well-developed for leisure time with hiking trails, campsites, boats, and bicycles for rent, guide services, three viewpoints, a tourist visitor center, and a restaurant. All visitors have to pay admission – 4 Euro per person per day. The parking lot is also paid for and charged per hour depending on the vehicle size. To prevent difficulties, you need to check the park’s price list for other admissions.
  • Bjelasica Kolasin. This mountain range (630 km2) is located in Biogradska Gora, and we list it separately as it is the most popular trail. The range is bordered by two rivers – Tara and Limk. It ends on the highest point – Crna Glava (“Black Head'') – 2.193 m above sea level. Many other hiking trails are going through nine other peaks above 2.000 m. For professional hikers, we recommend a trial for the group of highest peaks – Crna Glava, Zekova Glava, and Troglav – located around the beautiful Pesica Jezero (Glacial Lake). Bjelasica is also popular for recreational and ecotourism. Most trails are easy for non-professional hikers; alongside, you see beautiful landscapes, valleys, lakes, canyons, and alpine meadows. You can start your trials in Kolasin from the west and end in four other cities from the other side of the mountain range – Mojkovac, Berane, Bijelo Polje, or Andrijevoca.
  • 1450 Kolasin (Ski Resort). It is a modern ski resort in Montenegro, 10 km from Kolasin. It was opened in 1991 and was previously named Bjelasica per the mountain range where it is located. The resort offers perfectly maintained slopes for skiers and snowboarders, and even a Nordic area (Cross-country skiing) is available. For beginners, the instructors are available. You are offered 26 km of blue and red slopes (7 slopes), where 5500 skiers per hour can perfectly use six lifts, including one baby lift. For advanced skiers, three black slopes are open. One chairlift from the bottom brings you to the top – Vilina Voda (1841 m), while another chairlift brings you to another top – Cupovi (1.890 m). From Cupovi, you may use a ski lift to Kljuc top (1.973 m). At the bottom, the slopes are preserved and maintained with artificial snow to prolong the skiing season at the 1450 altitude. There are also two restaurants, a ski school, a ski rental, first aid, and information points. You can come here by car and park in the parking lot. You can purchase a one-day ski pass for 11 euros for kids and 15 euros for kids. The discounts are available for several days and more. The nearest hotels are located near 1600 Kolasin and in Kolasin.
  • 1600 Kolasin (Ski Resort). It is the newest ski center in Kolasin in Montenegro, which opened in 2019 near Kolasin 1450 and is located in the same mountain range, Bjelasica. 1600 Kolasin is located a little further from Kolasin – in 12 km. 1450 Kolasin and 1600 Kolasin are connected via Doppelmayr chairlift K7, so in one day, you can visit all slopes. The highest point of the resort is Vrh Triglava (2.072 m), where you can come using a chair lift from the bottom. Another chairlift is available from Kolasin 1450 to the red slope number 10. In this resort, there are 16 blue, red, and black slopes for skiing and snowboarding (a total of about 21 km). At the bottom, you can rest in the restaurant, rent a ski, or ride a toboggan. The mountain service rescue center watches the tourists, and in the most dangerous cases, the deceased are sent to the hospital by helicopter (there is a heliotrope place available). The parking lot is available as well (paid). Two nearby resorts constantly grow and provide more service, slopes, and attractions each year. About ten hotels will be built in this area, while Swissotel Resort Kolasin is already available. A one-day Kolasin ski pass costs 25 euros for adults and 16.5 euros for kids; family packs and seasonal ski passes include additional discounts. In summer, cable cars, restaurants, and hotels are working. You are welcome to go for summer hiking and cycling from the top.
  • Komovi Mountains. This mountain range spans 30 km in width and 40 km in length, with an average altitude of plateaus of about 1.900 m. Komovi is the second most popular place for hiking, climbing, and mountaineering after Bjelasica. Komovi Mountains are part of the Dinaric Alps, with the three highest peaks located nearby – 2.487 m Kom Kucki, 2.469 m Ljevorijecki Kom, and 2.460 m Vasojevicki Kom. From these peaks, you will see the whole of Montenegro. You need 44 km to go to the foothill from Kolasin on the way to Podgorica, which is at the border of Kolasin and Podgorica municipality. The mountain massif sharply rises from 850 m and looks like a giant pyramid. Tracks here are medium and hard, from two hours and more. We always recommend hiring local guides.
  • Kolasin spa. Kolasin is also the center of spa tourism in Montenegro. There are four hotels where we can recommend spa centers – Bianca Spa Kolasin, Chalet, Brile, and Four Points by Sheraton. Each center offers special conditions. Chalet for tourists from the hotel (Chalet Kolasin 4-stars) offers free daily access to the spa area with a sauna, Jacuzzi, steam room, and showers. For an additional price, massages and psychotherapists are available. Bianca Hotel has a paid spa center (hot tub, solarium, Hammam) with two free swimming pools (indoor and seasonal outdoor). In the Brile Hotel and Four Points, the spa center is also charged.
  • Katun Vranjak. This first eco-village in Montenegro is situated 1800 meters above sea level in the Bjelasica mountains and 18 km from Kolasin. It shows how traditional Montenegrin Highlander people (Katun) lived several centuries ago. You can also try chemical-free food produced on your farm and presents from nature – mushrooms, homemade sausages, cheese, sour cream, and forest fruits. In natural pastures, cows, shepherds, and horses are seen. Horses are available for riding to the nearby mountain peaks. For all tourists, an opportunity for traditional rural activities is suggested – milking cows, making leaf cheese, collecting wood, or making traditional Kolasin specialties. You can stay here overnight in small rustic wooden houses without electricity, rated as a 3-star hotel.

For more adventures and longer trips, we suggest going to Durmitor National Park and exploring places around Zabljak.

What to do in Kolasin

Kolasin is not a place for museums and galleries, despite the fact that it was founded by Ottomans in 1651. There are not so many artifacts and buildings left from that time. Now, it is the place for many summer and winter activities:

  • Hiking/winter hiking. You have an opportunity to explore adventures in Biogradska National Park from Kolasin to such destination points as Kljuc, Cirilovac, or Sljivovica through mountain peaks. During your trials, you will enjoy diverse landscapes at altitudes up to 1973 above the sea. We suggest following the designed tours to feel the natural beauty of Montenegro. There are easy, intermediate, and expert tours for all skill levels. You can go in summer to Biogradsko Jezero (3.48 km), the St. Demetrius Church (9.86 km), Kapija Zelja (10 km), Mervica Canyon (16.8 km), Bendocac (13.7 km) and much more. In winter, the number of trials is smaller to avoid avalanches, and for most species, snowshoes are required.
  • Nordic walking. For this activity, you can also find comfortable trails with medium elevation (trail rank 8-13) and small elevation. You can also choose hiking trails. Poles for Nordic walking are available for rent in all rental centers and hotels.
  • Cross-country and backcountry skiing. In the ski resort Kolasin 1450, you may find a recreational trail and equipment.
  • Jeep safari. Terrain 4x4 vehicles are available to discover mountain landscapes in the Bjelasica Mountains, normally unavailable for travelers on foot. Guided tours are available in the information center of 1600 Kolasin. The trip will also include a visit to three glacial lakes – Sisko, Ursulovacko, and Pesica lakes – on the 2.000 m altitude. Finally, you will visit Biogradska Lake after the trip through the rainforest of Biogradska Gora National Park. Lunch in the village and stops at the best viewpoints are included in the excursion.
  • Rafting, cannoning, SUP, and kayaking. Fast rivers flowing from mountain peaks offer many water adrenaline adventures for every taste. In Biogradska Gora Park, you can take a kayak (one or two-seater) for rent. You can also go to Tara River, which is the most popular place for rafting. Boats, SUPs, and other floating equipment are available in National Park and Rental centers.
  • Hunting and fishing. To legally fish, you need to purchase a fishing permit—in Biogradsko Jezero and Rijeka Tara, it costs 20 Euros per day per person. Fishing is allowed only for artificial fish—lures and flies. Hunting is prohibited in Montenegro National Parks.
  • Tubing. This adrenaline activity is available in summer and winter. The tubing park is near the 1600 Kolasin parking lot, restaurant Triglava, and chairlift departure.
  • Biking /Mountain biking / Quad biking. All types of bikes are available in Kolasin, whether you choose to explore forests on bikes or mountains and slopes on mountain bikes. There are trials with different ratings; some can be used only downhill. You can even find MTB tours to Albania from Kolasin. Bike maps offer more than one hundred choices.
  • Horse riding. For professionals and beginners, a wide choice of private and group horseback riding tours is available to explore local flora and fauna comfortably. All necessary equipment is provided. The tours could last for a day or more with accommodation and meals or without. The most popular trails start from Eco Katun Vranjak (Jahanje Bjelasica—summer pasture) or the town (Eco Tours, North Tour Montenegro, and Tour de Montenegro).
  • Snow mobiles (Skidoo). The most organized places for Ski Doo (Motorne sanke) are located at Kolasin 1450 and Kolasin 1600 at the bottom of the slopes. You are able to access mountain areas that are not available for skiers and snowboarders. Private and group tours are organized with possible combinations with other winter activities.
  • Snowshoeing. This activity is offered for tourists who prefer calm walking. It is available for all ages during the day or night with torches. You can go to remote areas within small or large guided groups. The popular trails are Bjelasica and Viline Vode (10 and 18 trailing rank correspondingly).
As you can see, the choice is so big that to try everything, you need to stay for months in Kolasin or come every year for unforgettable memories.

Café and restaurants in Kolasin

Kolasin serves healthy, natural food and local Montenegrin cuisine. Several restaurants serve it near the fireplace or on sunny terraces in summer.

  • Konoba restaurant is the only structure left from the Turkish past. This small wooden house has a large statue of Vlekjko Vlahovic, the national hero, in front, so you definitely do not miss the place. Unfortunately, this restaurant does not work now, so you need to choose other places for meals, but you can enjoy the view of the old building from outside. The closest working restaurant is Vodenica.
  • Restoran Vodenica is a good local restaurant not far from the town center. It serves tasty food and good customer service. It serves local dishes—roast veal, roast lamb, sausages, baklava, pork shank, meat in peasant mode, fish, and more. It is decorated in Montenegrin style with a small fountain nearby, and you will be glad to see low prices for good portions. We recommend bringing cash with you as card payment is sometimes not possible.
  • Sherpas Restaurant is located in Modern Mountain Apartments on the road from the town center to Kolasin 1450/1600. This modern restaurant offers local and international dishes for breakfast, lunch, and dinner. The low prices and dishes served in a unique style make this place a perfect destination after long trails. We especially like traditional Kacamak and Ledena Kocka (local dessert). You can also catch a glass or two of cocktails, white wine, or rakija.
  • Viline Vode Kolasin restaurant is located further on the road to Kolasin 1450/1600. This wooden two-story building is located in a picturesque location near the Kolasinska River. It serves European cuisine and locals all day. It is made in a mountain lodge style with a fireplace and hunting decoration. Most visitors highlight the good value of the meals for the price. You can take a taxi for a couple of Euros to reach this place like home and enjoy the best views.
  • Konoba Amanet Kolasin is a cozy small restaurant in Bijeli Potok, Kolasin Crna Gora. You can stay inside near the fireplace or outside on the terrace. The house outside is decorated with wood and stone. The place is recommended for house-roasted veal and homemade cake for dessert; for large companies, the plate with cheese and prosciutto is served. Be prepared not to find typical European and American food on the menu, such as burgers or French fries.

Moreover, most hotels and apartment buildings have restaurants worth visiting. We also recommend visiting a 4-star restaurant, Dobre Vode Kolasin, Staro Ognjiste Kolasin, Bjanka Kolasin, Troglava, in 1600 Kolasin, which serves traditional Montenegrin cuisine in exceptional Bjelasica Region style.

It is located near the botanical garden, fifteen minutes from the town center. This property was recently built with a modern design in grey color and some colorful accents. Rooms with four beds have a staircase and bedrooms on two floors. You may choose a room with one or two bedrooms; all of them are equipped with an electric kettle only, but breakfast is included in the room price. You do not have a reservation in the parking lot. Many activities are offered on-site – live sports events, horseback riding, cycling, hiking, skiing, fishing, and more. On the summer terrace, you can stay with the whole family, as there is a garden with outdoor furniture and outdoor play equipment for kids.
  • Modern Mountain Kolasin (4 stars). This hotel offers for guests deluxe apartments for two guests with a king bed and a soda bed. Most guests reviewed the place with the highest ranks for helpful staff and comfortable and clean rooms.

We can recommend the following two apartment complexes (on some aggregators, Modern Mountain and Swissotel are also considered apartment complexes):

  • Modern Mountain II (4 stars). To prevent confusion, we want to describe this renovated apartment complex as well. You can book from a standard studio with a private kitchen for two or four persons to a deluxe apartment with one king bed and one sofa bed. Each apartment has a unique design that uses natural colors and materials. There is no served breakfast or a restaurant on the premises. You can’t also rely on additional services such as a spa, swimming pool, or sauna. But for everybody, there is a large free parking lot. You do not need to rely on touristic services or ski storage; it is not available as well.
  • Chalet Kolasin (4 stars). This property is another option for tourists who prefer self-catering and is located close to Kolasin Center. It is located in Golden Valley – near the Kolasin River, mountains, and canyon. The chalet has a unique appearance made of natural materials - bricks with wooden inserts. There are not so many apartments in the chalet; you should book the room in advance. In each apartment, a twin bed and a sofa bed are available, with a private kitchen with dishwater. The chalet is rated 9.8 on booking.com, and one of the reasons is that exceptional breakfast is included in the room price. There is no restaurant on the property, but you may visit Restoran Vodenica, located nearby. All guests may use the spa facilities with a jacuzzi and sauna for an additional charge and order an exceptional massage. In summer and winter, you can rent equipment for activities or take a tour of Biogradska Gora National Park. Here, no extra beds are available, but free cribs are provided upon request. Pets and parties are not allowed in the apartment.

In addition to apartment complexes, there are numerous separate properties in different locations of the town. We list here a couple, but there are many more:

  • Modern Harmony (4 stars). This apartment has the highest rank among all apartments in Kolasin. It offers a living area, a separate bedroom, a bathroom with a washing machine, and a fully equipped kitchen in an Art Deco style. This apartment also has a fireplace for cozy evenings. There are no additional services or breakfast included in the apartment price, but nearby, there are seven restaurants. It is located inside the Modern Mountain Hotel.
  • Crown apartment (4 starts). This apartment is also located in the Modern Mountain Hotel. It is made in Nordic style with a lot of wood in the interior. You can rent it for one person or four; a queen bed and a sofa bed are available. An exceptional breakfast is included for all guests. No additional services are included or provided, but you may use the hotel's service. The parking lot is available for free.

You also can book stand-alone houses and villas, guest houses, and other budget solutions (like Hotel Brille Kolasin, Elite Apartments Kolasin or Max Apartments Kolasin). Be prepared that all places have their conditions of advanced payment and cancellation fees. If you have concerns, we recommend booking on official websites or only from proven aggregators. The lowest price normally has a cancellation fee of up to a full booking payment and has limitations on included additional services. If you have problems with payments or need more information about accommodation, please contact real estate agencies from Kolasin or us. As in other places in Montenegro, you can make bookings on international aggregators like Booking.com, Airbnb, and Kayak.

Real estate in Kolasin, Montenegro

Kolasin has become one of the hot-point destinations nowadays for living on top of the mountains. Several concepts are now under construction. Montenegro is one of the candidates for the Schengen and European Union; now, the currency has already changed to the Euro, and you may use a Schengen visa to enter the country (some countries do not require a visa at all). The real estate in Kolasin has shown stable growth for the last couple of years. Moreover, it is a developing tourist attraction that now can offer not only beach vacations but also activities like hiking and skiing in Kolasin.

Kolasin is one of the best places to purchase your apartment or villa, as you are still a couple of hours from the sea, the summer is not so hot, and in winter, there is enough snow for a long skiing season. So, there are several real estate agencies in the town. You can also search for property for sale on international websites.

You can find different types of property available. It could be a ready-to-live object: a house in Kolasin 84 m2 with two rooms costs 165.000 Euro or a one-bedroom apartment costs 105.000 Euro. The apartments in Kolasin are also available in tourist-residential complexes, which can provide you income from rent while you are not there, but they are significantly more expensive. In the complex under construction, the condo is 26 m2 and costs 100.000 Euro. A 2-bedroom apartment 59 m2 on a ski resort under construction costs 300.000 Euro. The significant advantage of apartment complexes for investments is the availability of public infrastructure, which allows one to rent out an apartment at a higher price.

Foreigners can purchase land smaller than 5.000 m2 for building a house unless the land is registered as agricultural. The land 1.000 m2 costs 85.000 Euro. Some owners propose small plots of land but in a good location for building a hotel – 220.000 Euro for a 130 m2 house for renovation with a land. A good solution for a purchase is to buy an old house or apartment and renovate it. In Montenegro, there are plenty of qualified construction personnel, but you need to book them in advance, as most of them are located outside Kolasin. If you decide to purchase land or a house, you need to check all registration documents on the property, including the urbanization plan and communication plan.

All accommodation objects are sold in Montenegro via real estate agents. We recommend only reliable, well-known companies and their agents, or you may contact our company. To conclude a contract on the desired object, you also need a notary and some fees (transfer, tax, VAT for new properties, notary, agent) to be paid. Nevertheless, the prices for properties in Montenegro are lower than in Croatia, but the infrastructure is pretty well developed. Be prepared that good proposals (value/location and quality) are sold very quickly.

Investments and business in Kolasin

Investments and business in Kolasin have expanded these years, as in the plan 224 km of ski trails to be built, the quantity of ski lifts will increase to 52; 52 hotels and 23 apartment houses to be constructed, and many other related infrastructure establishments. The Kolasin Ski Resort is a place not only for winter activities but also for magical panoramas that are available in summer. There is no industrial activity in the region as Kolasin is located near Biogradska National Park, so all businesses are connected only to tourism. The location of the international airport makes Kolasin a good investment for foreigners. Now is the perfect time to invest in Montenegro at a low price and receive much more in the future.

Kolasin attracts numerous investors for tourist accommodation, especially in international brands such as Swiss Hotel, Four Points by Sheraton Kolasin or Grand Chalet Kolasin Hotel, but you also may invest in restaurants, café, cable chairs, tourist centers, activity centers, shops, eco-villages, and other services. You can build or renovate an existing hotel. Some investors purchase the property at the construction stage and further sell it with significant profit. Kolasin is now a good place with low prices but huge perspectives.

The top investor countries in 2020 were Italy, the USA, UAE, the Russian Federation, Estonia, and China. Montenegro is called “The Gateway to the Balkans”; by investing in Montenegro, you receive access to 800 million people from the EU. You may enjoy many investor projects already available on the market or create your own business in Kolasin. All foreign companies are treated the same as national ones. In the list of fifteen priority objects from the governmental program of tourism development, Kolasin is referenced seven times. The Montenegrin government invests a lot of money in this area to make it even more attractive for investors.

Conclusion

We have described numerous reasons why you need to visit Kolasin; there are many things to do and see and experience in winter and summer activities, many cozy apartments to live in, and many restaurants for tasty food.
